Sanctuary Prefab is designed by Tom Tom Studio, the architecture practice of Tom Monahan — a registered architect (NSW Architect 12028, California licensed since 1996) with over 35 years of experience in modernist residential design. Tom has worked across Florence, San Francisco and Sydney, completing award-winning residential projects with Leddy Maytum Stacey Architects, Casey Brown Architecture and Renato D’Ettorre Architects. Sanctuary Prefab applies that same curatorial rigour to a downloadable product — professional-grade design, accessible to anyone building in the tropics.
What do I receive?
A comprehensive architectural design package delivered as an instant PDF download. Each package includes perspective renderings, materials mood board, floor plan, framing plans and connection details, elevations, sections, exploded axonometric, window and door schedule, construction notes, suggested prefabrication units, outline specification and general notes for engineering and approvals.
Are these construction drawings?
No. These are architect-designed conceptual packages — detailed enough to brief your builder, fabricator or engineer, but not certified construction documents. To take a scheme through to a building permit, Tom Tom Studio offers full architectural services.
Can my builder use these?
Yes. The drawings provide a thorough basis for builders and fabricators to understand the design intent, structural approach and material specification. Your engineer will use the framing plans and construction notes as a starting point for structural design.
Can the designs be customised?
Yes. The modular system is designed to adapt. Tom Tom Studio can modify any scheme to suit your specific site, orientation, budget and personal requirements. Contact us to discuss a custom commission.
Are downloads instant?
Yes. Once payment is confirmed you receive an immediate download link. The package is a single PDF, typically 10–20MB.
